RANCHMAN’S VILLAGE LAND USE APPLICATION

Our Vision

The development will bring new multi-residential homes, shops, and public spaces to create an active, walkable community designed for everyday life.

The proposed development covers just over 9 acres along MacLeod Trail and is currently home to Ranchman’s Cookhouse and Dancehall. The future development will revitalize underutilized commercial land, creating a connected urban destination where residents can call Ranchman’s Village home.

The project will transform an underutilized stretch of MacLeod Trail into a revitalized destination. Located within walking distance of two LRT stations, the site supports higher-density development near existing infrastructure. The proposed development will include multi-residential, amenity spaces, commercial retail, a walkable pedestrian main street and a public plaza – bringing together urban community & conveniences.

Land Use Application

B&A, a CIMA+ company, is supporting Deveraux Group of Companies and Lansdowne Equity Ventures through the land use redesignation application. This is the first step in the redevelopment process. Current Land Use: General (I-G) District and Industrial – Commercial (I-C) District to the west and Commercial – Corridor 3 (C-COR3) District to the north, south and across to the east.

Two land use districts are being proposed on the site. Proposed Land Use Redesignation:

  • Mixed Use – Active Frontage (MU-2) District to allow for a broad range of residential and commercial mixed-use forms.
    The proposed maximum allowable building height is
    40 metres (approximately 12 storeys).

  • Direct Control (DC) District ensures flexibility for existing & potential uses within existing buildings prior to future redevelopments. The DC also allows for the inclusion of a nightclub, while maintaining the same District restrictions as defined in the MU-2.

Project Timeline

A land use redesignation application is an iterative process. The following is an anticipated timeline for the roadmap to approval. The application can be viewed on the City of Calgary Development Map: LOC2026-0025.

Ranchman’s Village is a joint venture project between Deveraux Group of Companies and Lansdowne Equity Ventures. B&A Studios, a CIMA+ company, is an urban planning, design and engagement firm supporting the development team in the land use redesignation application.

Deveraux Group of Companies is known for designing and building future-focused, purpose-built high-quality apartment communities. Ranchman’s Village will bring luxury rental units to the MacLeod Trail corridor, with desirable on-site amenities, such as a swimming pool, lounge, fitness centre and other spaces to gather. Retailers will occupy the ground floor throughout a pedestrian-friendly main street, with residential built above.

Onsite parking will be provided for both the residential units and retail users.

Ranchman’s Dancehouse and Cookhall will move to a different building near its existing location in early 2027. Deveraux and Lansdowne have been working closely with the Ranchman’s team to ensure a smooth transition with minimal disruption to its business. Ranchman’s has a full calendar of events planned for its final year in the original building.

Once construction begins, the venue will be safely decommissioned.

Public Engagement

We welcome feedback from community members. As the site borders a few community associations in Calgary’s SW and SE, the project team will host a virtual information session in early Spring to share details on the proposal and collect early feedback before resubmission.
